Buying New vs Pre-Existing
Buying a newly constructed home from a builder is much different than buying a pre-existing home from an individual seller. Generally, in purchasing a newly constructed home, a buyer registers with the sales office, picks the floorplan and lot when it is available, signs a purchase contract, provides a deposit, gets prequalified with their lender, picks the finishes with their design studio and waits until the home is built. It may seem like there is little control over the entire process. Brightpoint Realty Group can provide a more pleasant experience by guiding you through the process of purchasing a newly constructed home, answering any questions you may have, and providing research and our experience to help you make well-informed decisions.
Many agents outside of Brightpoint Realty Group will just register you with the sales office and let the builder take care of everything else. If you want an agent with new home construction experience to guide you through the entire process, then Brightpoint Realty Group is for you. Our agents have represented many clients purchasing newly constructed homes. In addition, our broker has worked with two prominent new home builders in Southern California, giving him experience in how new home builders operate. That being said, we bring the following value:
- Advising you on the process of construction phases and lottery
- Assisting in the interpretation of all contracts and disclosures from the builder
- Assisting in negotiating buyer incentives
- Analyzing builder’s preferred lender rates and terms against those of outside lenders
Are you debating between buying new versus pre-existing homes?
Brightpoint Realty Group is here to guide you every step of the way in the home purchasing process whether you’re interested in new or pre-existing homes. We will help you evaluate the best home for you given your budget and what you’re looking for.
There are many benefits of buying new, for example:
- Owning a brand new home that no one has lived in before
- Having the opportunity to choose all the upgrades that you want, from flooring, kitchen and bathroom countertops, to converting a den into a bedroom or suite…etc
- Having updated design elements in the home, energy efficient appliances, windows, and insulation
- Holding a warranty from the builder
We are very familiar with the new construction communities in Southern California and will let you know the type of homes that are available and the best ones for your needs and budget.
We also want to explain to you the following potential disadvantages of new construction:
- It may take up to six months or longer to build your home
- Pricing may be misleading, as the models tend to be highly upgraded in comparison to the homes at base price
- Purchase price is usually non-negotiable with the big home builders
- The existence of Mello-Roos and HOA dues can make financial feasibility a challenge
By looking at the positive and negative aspects of new construction and pre-existing homes, we can help you choose the right home for you!
